Metal Roofing in Florida: Costs, Coastal Materials, and Building Code Requirements

Ask ten Florida homeowners why they want a metal roof and you’ll hear some version of the same answer. They’re tired of replacing shingles every fifteen years, they’ve watched a neighbor’s roof peel apart in a storm, and they want something that can take the heat, the salt, and the wind without constant attention. Those are good reasons. But metal roofing in Florida isn’t one product. It’s a family of systems, and picking the wrong one for your address can cost you years of service life.

This guide covers what actually matters: which metal to choose near salt water, standing seam versus screw-down panels, realistic pricing, insurance, and why permit timing deserves your attention in the last months of 2026.

Why Metal Roofing Works So Well in Florida

Florida roofs deal with three problems at once: hurricane-force wind, intense UV exposure, and months of heavy rain. Asphalt shingles handle all three reasonably well when they’re new, but the sun dries out the asphalt, granules wash into the gutters, and the adhesive strips holding the tabs down lose their grip. A properly installed metal roof avoids most of that decline. The panels don’t crack, curl, or shed granules, and a quality factory finish holds its color for decades.

A reflective or light-colored finish also turns away a large share of solar heat, which takes some load off your air conditioner in August. And despite a myth we hear often, metal roofs do not attract lightning. They aren’t loud in the rain either, because residential systems in Florida are installed over a solid deck and underlayment.

Aluminum vs. Galvalume Steel Near Salt Water

This is the decision that matters most, and plenty of homeowners never hear about it. Galvalume is steel coated with an aluminum-zinc alloy. It’s strong, cost-effective, and performs well on inland homes. The trouble starts near the coast. Salt spray settles on the panels, and wherever the coating is exposed at a cut edge or fastener, corrosion can creep in. Many manufacturers limit or void steel panel warranties within a set distance of salt water, so read that section before you sign.

Aluminum doesn’t rust. It costs more, sometimes a lot more, but for homes on the Gulf, the Atlantic, the Intracoastal, or a saltwater canal, it’s usually the right call. A simple way to think about it:

  • Waterfront or within roughly a mile of salt water: aluminum standing seam with a PVDF (Kynar 500 type) finish.
  • Several miles inland with no direct salt exposure: Galvalume steel is usually a sound, lower-cost choice.
  • Somewhere in between: get the manufacturer’s written warranty terms for your exact address before deciding.
  • Any location: use stainless or coated fasteners and compatible flashing metals to prevent galvanic corrosion.

Standing Seam or Exposed Fastener Panels?

Standing seam panels lock together along raised vertical seams and attach to the deck with hidden clips. Because no screws pierce the weather surface, there are far fewer places for water to get in, and the panels can expand and contract through Florida’s temperature swings without loosening anything. For most homes, this is the system we recommend.

Exposed fastener panels, often called screw-down, R-panel, or 5V crimp, are fastened straight through the face with rubber-washered screws. They cost less up front and have a long history on Florida homes and outbuildings. The tradeoff is maintenance. Those washers age in the sun and screws can back out over time, so plan on periodic inspections and eventual fastener replacement.

What a Metal Roof Costs in Florida

Pricing swings widely with the metal, the panel profile, the roof’s shape, and your distance from the coast. As a rough 2026 guide, many Florida projects land somewhere around $9 to $20 per square foot installed, with coastal aluminum standing seam on complex hip roofs running higher and exposed fastener systems sitting at the lower end. A real quote should include tear-off, deck inspection and replacement of any rotted plywood, a secondary water barrier, flashing, permit fees, and cleanup. If two bids are far apart, compare those line items before you compare totals.

It also helps to think in cost per year rather than cost per job. A shingle roof in Florida often needs replacing in 15 to 20 years, while a well-installed metal roof commonly lasts 30 years or more.

Product Approval, Insurance, and the 2026 Code Transition

Every roofing product installed in Florida needs state product approval, and homes in Miami-Dade and Broward counties fall inside the High-Velocity Hurricane Zone, where stricter testing and local approvals apply. Your contractor should hand you the approval number for the exact panel system going on your house. Keep it with your permit records, because your insurer and wind mitigation inspector will want that documentation.

Timing matters right now. The 8th Edition (2023) Florida Building Code is still in force, and the 9th Edition is scheduled to take effect statewide on December 31, 2026. Projects are generally reviewed under the code in effect when the permit is submitted, and some details of the new edition, including updated wind load provisions, are still being finalized. If a reroof is on your winter calendar, talk permit timing with your contractor now, not in December.

On the insurance side, a new permitted roof resets the roof age that carriers weigh so heavily, and a fresh wind mitigation inspection can document features like deck attachment and a secondary water barrier that may earn premium credits.

Frequently Asked Questions About Metal Roofing in Florida

Is a metal roof worth it in Florida?

For most homeowners who plan to stay, yes. Metal outlasts shingles by a wide margin, handles wind and UV well, and can reflect heat. The higher upfront cost is often offset by fewer replacements over time.

How long does a metal roof last in Florida?

A quality metal roof commonly lasts 30 years or more in Florida. Standing seam systems with durable finishes often go longer when flashing and sealants are inspected periodically.

Will a metal roof rust near the beach?

Aluminum will not rust. Galvalume steel can corrode near salt water, especially at cut edges and fasteners, which is why aluminum is recommended for waterfront and near-coast homes.

Are metal roofs loud when it rains?

No, not when installed correctly. Florida residential metal roofs go over a solid deck and underlayment, which keeps rain noise similar to other roofing materials.

Can I get an insurance discount for a metal roof?

Possibly. Florida discounts are based on wind mitigation features documented on the state inspection form, such as roof deck attachment and secondary water resistance. A newer permitted roof also helps with roof age requirements.

Can metal be installed over existing shingles?

Florida code limits roof overlays, and most reputable contractors recommend a full tear-off so the deck can be inspected, renailed if needed, and fitted with a secondary water barrier.

Does a metal roof make a house hotter?

No. A reflective or light-colored finish can reduce heat gain compared with dark shingles, helping keep attic temperatures down during Florida summers.

Do I need a permit for a metal roof in Florida?

Yes. Reroofing in Florida requires a building permit, an approved roofing product, and inspections by your local building department.
